The units were originally sold as blank canvases for $100 per square foot therefore no units are exactly the same size. Additionally, each owner designed their units to their liking; some kept it very raw and others more modern with mezzanines. 245 Carlaw Avenue is a live/work building with a mix of residents living in the building, working in the building or both. Residents are a mix of photographers, designers, professionals, young couples and singles. This is reflective of the neighbourhood with the trendy Queen Street East boutique shops and restaurants just minutes away by foot. The bike path to the beaches is also minutes away for those with an active lifestyle and there's easy access to the DVP and the Gardiner. UNIT 312 The inspiration was to create a modern home that would complement the design of the historic 1907 architecture of the Wrigley Gum Factory building. It was a task of marrying the old with the new. Additionally, the owner wanted to maintain a minimalist feel to enhance the openness of the loft with its soaring 14 foot ceiling and 1,400 square foot space. All walls were painted neutral white like a canvas with splashes of colour coming from paintings and bright coloured furniture and throws. The wooden floor was carefully selected; 5" dark oak, hand-scraped planks that in time would wear well. A local Canadian Steel company produced custom stair railings, kitchen backsplash and steel legs for the kitchen island; kept in its original raw colour to maintain the industrial feel of the building. The master bedroom was built as a mezzanine with a bird's eye view of the dining and living space, again maximizing the feeling of freedom and open space while a second bedroom below provides more privacy. This unit in itself is unique in design, but also, it is the only unit on the floor with an extra room once used as an elevator shaft. Unit #312 is one of the last units with an approved and built to code mezzanine as the building has reached its maximum load. Bathroom W Hotel inspired bath conforms to simplicity, function and style. With the 14 feet ceiling, the idea was to instill lightness and relaxation hence the wall-mounted, 'floating' toilet and sink Custom shelf built into wall above Kushi soaker tub allows to keep your bath products hidden maintaining a minimalist look. Fuori Box white wall-mounted sink. 4 ½ ft x 10 ft custom vanity mirror 10 ft marble countertop 3 ½ ft x 5 ½ ft custom tempered glass door on bath/shower Kitchen Raised kitchen provides a sense of separation within this open-concept loft - great for an aspiring chef and for entertaining. This kitchen boasts loads of counter space from the 3 ¼ ft x 11 ¼ ft kitchen island topped with Quartz counter, to the 9 ft x 1 ¼ ft countertop on the pantry wall to more counter space on both sides of the stove. Lighting is never an issue with track lights above the kitchen island to pot lights and below cupboard lighting. Choose the lighting depending on your task and your mood. The custom cut backsplash and the counter top steel legs tie in the kitchen design with the custom steel staircase leading to the mezzanine.
